The Vancouver Real Estate market will face an important 2018. Detached dollar volumes fell 25% in 2017 to .4B.

Meanwhile condo dollar volumes increased from .1B in 2016 to .5B in 2017.

  1. Couple years ago, typical single detach will cost average people in the same location about 4-5 condos in the same areas. But today 2-3 condos can exchange for a single detach. You’ve always focused on the housing price and lots of insights regarding markets. Appreciate your efforts. But personally I feel that single detach is more justifiable in its price now in this entire bull run. Isn’t the issue now really about whether a junk, dated and aged condo that recently had a growth rate of more than 40% in the last one year. The price difference between many local cities are closer to each other than ever. What’s the bigger issue/concern we are dealing with here? Is it that unaffordable single detach or condos that has a highest price per square foot than ever

  2. Right now the Bank Of Canada is at 1%. That's like driving a motorcycle in the fast lane without a helmet. If something goes wrong the next stop will be asphalt. When the USA hit the wall back in 2008 the Fed cut rates from 5.25% down to .25%. The recession was deep but at least America had some cushion on the way down.

  3. I mentioned this in my vlog today as well. 10 year yield jumped 40 bps in Canada last year, 2 year yield jumped 110 bps. Further rate hikes will lead to inversion

  4. Great video today, Steve I enjoy living in my own home, that sits on a piece of property that I own. I've got my own garage and driveway. It would be amazing to have a penthouse view and an elevator that takes my car up to my unit, so that I can unload from a big Costco trip.
